What may have seemed like a great investment 10 years ago may now be a millstone around your neck. Holiday homes were a very popular purchase for people with spare cash, as there was an abundance of relatively cheap properties for sale in some of the nicest locations in southern Europe. You could go and stay there yourself or you could rent it out as there were always people keen to have a place of their own in the sun for a few weeks.
Now all that has changed: people are much less willing to go on holiday abroad with the knowledge that their money doesn't go as far and they can have a 'staycation' instead and save their hard earned money for something more pressing. What's more, the housing markets have crashed so it is hard, if not completely economically unviable to sell your property at the moment.
But don't worry, people will still want to stay in your holiday home, you just need to do something extra to grab their attention…
Landscaping
The first impression people have is always the most important so why not invest in some good landscaping to set it off. This might involve some fruit trees or a herb garden that not only grabs their eyes but their nostrils too. You would be surprised just how big an influence smell has on people's first impressions.
Luxuries
By offering something simple and relatively cheap like a magnum of champagne for guests on arrival, you may just swing some potential guests who are deciding between yours and a similar property down the road. Other luxuries could be a fully stocked bar, a fridge full of delicacies or a butler and maid service.
Super Luxuries
If you are really desperate to get it off your hands, you could provide them with use of a sports car or a private boat for their stay. This may have to be scaled up or down to what you can afford though…but you get the idea.
Theme Rooms
If you have particularly large holiday homes you may have room to create extra rooms with themes that guests will see as a major draw. These could be a Western themed games room, or an underwater themed pool room, an Oscars themed cinema room or maybe a burlesque themed bedroom. These unique twists can add a great dimension when you advertise holiday property.
Whatever you do, you just need to do something that will make your stand out from the crowd…in a good way.
